Questions buyers actually ask.
These are the questions people most often ask about 170 Hwy 7A and about buying in the Kawartha Lakes area, answered plainly by Keith Williams and Lisa C. Follows of Willows Realty Group. If something on your list is not here, ask us directly and we will answer personally.

Seven questions, seven straight answers.
Q. 01
Does the solar microFIT contract transfer to the buyer?
In the sense that matters, yes: the microFIT contract is an existing feature of 170 Hwy 7A, and existing 20-year contracts continue to be paid out in full until they expire. The rate was fixed at signing for the full term, which is what makes the income predictable.
Contract terms are property-specific, so the transfer and assignment details need to be confirmed with the current owners' documentation and your lawyer before you commit. Ask us for the contract details during a showing and we will walk you through what we know, and put you in touch with the paperwork you will want to review. The full story is in our plain-English post on the microFIT program .
What to verify before you commit
- Remaining years on the contract
- The contracted rate per kilowatt-hour
- Who holds the contract and how it transfers
- Panel condition and roof age
- Local Distribution Company paperwork
- Insurance treatment of the system
Q. 02
Can the garage and workshop be used for a business?
The property was clearly set up for hands-on work: an oversized double garage with Wi-Fi connected openers, a dedicated workshop at the rear, wide Hwy 7A access in both directions for deliveries and crew vehicles, extra parking for an RV and guests, and Starlink internet for the office side of a small business. That is why it appeals to tradespeople, small business owners, and hobbyists alike.
What you can legally run from the address is a separate question. Local zoning and municipal rules determine business use for any rural property, so confirm with the City of Kawartha Lakes before you commit. We will happily show you the space and the access; the municipality sets the rules. More on what makes a workshop home work for working buyers is in the notebook.
Q. 03
What is the commute from the property really like?
The drives from 170 Hwy 7A are a routine of country roads and small towns. These are approximate route-calculator times in typical conditions, not live traffic:
| Destination | Drive | Distance |
|---|---|---|
| Port Perry | 20–30 min | ≈ 27 km |
| Lindsay | 20–25 min | ≈ 20 km |
| Peterborough | 45–60 min | ≈ 60 km |
| Ajax (east GTA) | ≈ 50 min | ≈ 68 km |
| Downtown Toronto | ≈ 2 hr | ≈ 108 km |
Hwy 7A is a two-lane country route in parts, so winter weather matters, and morning and evening rush on the 401 and 407 corridor adds real time for anyone commuting into the GTA. If you would make the trip regularly, map the route at the same hour you would drive it, twice, in both directions. Our full commute post has the arithmetic.
Q. 04
How does an offer with conditions work?
An offer with conditions protects you before the deal is final. The two most common conditions in Ontario are:
- Financing: you have a set window to obtain mortgage approval, so you are not committed to a deal you cannot fund.
- Home inspection: you have the property inspected and are satisfied with the results before the deal firms up.
Each condition carries a date. If a condition cannot be satisfied, the buyer can typically walk away without penalty during that window; once conditions are satisfied or waived in writing, the deal becomes firm and moves toward closing. Your broker manages the calendar so nothing quietly lapses. Keith holds the Master Certified Negotiation Expert (MCNE) designation, and the team walks through every line of the agreement before anything is signed.
Q. 05
Can I work from home at a property like this?
Yes, and it is one of the property's quiet selling points. Starlink internet is installed and ready, the home office den is set up for it, and the four-season sunroom offers a bright second workspace. Wi-Fi connected garage door openers mean you can pull in with an armful of materials and never hunt for a key fob. For anyone mixing hands-on work with remote work, that combination, shop out back and office in front, is the whole play.
Q. 06
Is 170 Hwy 7A still available?
It sold quickly: in three days, at full asking price, with exactly the closing date the sellers wanted. The full story of that sale is on the blog.
If what you are really after is a comparable property, a similar workshop setup, a rural lot with solar, or just the same straight-talking service, Keith and Lisa would be glad to work with you on finding it. Tell them what mattered most about this one and they will take it from there.
Q. 07
How do I book a showing or get in touch with the team?
Any of these gets you straight to Keith and Lisa, no call centres:
Keith or Lisa replies personally, usually within one business day. Evening and weekend showings are available by appointment.
